Excerpt from the Strategic HR Online Newsletter:

Although it is unclear how severe this H1N1 will become, and whether this disease will be widespread, all California employers are encouraged to review their strategies for protecting the health of employees, including their pandemic flu or other emergency plans. Employers should take this opportunity to update their plans and to train their employees.

According to the CDC, employers should take these actions now:
- Review or establish a flexible influenze pandemic plan
- Have an understanding of your organization's normal seasonal absenteeism rates
- Engage state and local health department to confirm channels of communication and methods for dissemination of local outbreak information
- Allow sick workers to stay home without fear of losing their jobs
- Develop flexible leave policies to allow workers to stay home to care for sick family members

Track Your Accomplishments - There's plenty of talk about sustainability in the marketplace right now, but tenants may not fully understand the benefits to them. Be sure you have the evidence to support your claims. Define what it means for a building to be high-performing, efficient or green in terms of costs or consumption per square foot, ENERGY STAR performance ratings and other metrics. And track these over time to show trends.

Learn to translate these accomplishments into clear benefits for tenants. You may have efficient lighting, but why does that matter? They'll want to know how that will contribute to greater employee comfort and lower operating expenses.

For additional credibility, apply for certifications and awards from ENERGY STAR, LEED, Green Globes, BOMA and others.

1. Don't view capital and operating budgets in isolation. Even a slight cost increase to build a sustainable building is recouped in a few months or years via reduced operating expenses over the long term.
2.Investigate and access the right incentives. Many utilities offer incentives to larger customers to install energy-saving building technologies and equipment.
3.Prepare for efforts to curb climate change. Constructing energy-efficient facilities allows you to mitigate the risks associated with new regulations and policies as they unfold.
4. Pick the low-hanging fruit. onsider installing automatic controls that will turn lighting, HVAC, and other systems off when a room is unused. Make sure you maximize the operation of your building and your equipment so you're getting as much out of it as possible.
5. Integrate your design. To optimize the function of a new building, the design team needs to work together from the beginning; it's the only way to guarantee that all the equipment and features of your building will work as effectively as possible.

A global pandemic of the swine flu appears imminent, according to the World Health Organization, with the alert reaching a phase 5, one level shy of a serious outbreak.

Servi-Tek is aware of the concerns of our clients, both personally and professionally, and wish to address those concerns head on.

The Center for Disease Control offers some helpful hints on how to reduce transmission of the disease, or any illness, in the workplace, including the following precautions:
1. Cover your nose and mouth with a tissue when you cough or sneeze.
2. Throw the tissue in the trash after you use it.
3. Wash your hands often with soap and water, especially after you cough or sneeze.
4. Alcohol-based hand cleaners are also effective.
5. Try to avoid close contact with sick people.
6. Avoid touching your eyes, nose or mouth. That is how germs spread.

We recognize the origin of this flu and the fact that many of our associates have connections to Mexico. We assure you that we are taking necessary precautions to reduce exposure of the illness through training and preventative measures of our associates.

The following procedures are being taken by our associates at each of our projects:
1. Associates are required to report travel to and from Mexico, including visits to relatives.
2. Associates are required to use a hand sanitizer upon arrival to the project. All hand sanitizers are alcohol based.
3. Associates who do not use company insurance, or do not have insurance, may go to US Healthworks for an evaluation and treatment if they begin to experience flu like symptoms, at the company’s cost.

Additionally, our associates are trained in the use of earth-friendly chemicals as well as the appropriate application of equipment to make them most effective. We use HEPA-filtered hospital- grade vacuums to improve the air quality in your facility, which reduces the spread of germs and illness.

We are concerned for the welfare of your tenants and want to do our part to minimize any impact the swine flu might have. If you have any questions or concerns, please don’t hesitate to contact us.

Recent news from the San Diego Union Tribune reports that the Mortgage Bankers Association (MBA)suggests lenders are facing trouble in the commercial sector. $171 Billion in loans held by non-bank lenders for commercial and multi-family properties nationwide will mature this year. If the borrowers can't repay the loans, there is risk of mulitple foreclosures in the commercial market. Speculators, however, say the immediate risk is small.
